3-day minimum lead time on all standard bookings. Need it inside 72 hours? Possible — $50 rush fee applies. Retainer clients get scripts 3–4 days before each shoot date.

Ideal: lockbox access, nobody at the property. Second best: agent meets the photographer briefly, then leaves before the shoot starts. Empty + lockbox = fastest turnaround, lowest stress, sharpest work. Occupied homes work too — sellers stay in one room out of the way.

Decluttered, blinds open, lights on, surfaces clean. Vehicles off the driveway and street if possible. Pets contained or removed. Full Getting Ready Guide auto-sent on booking — includes staging, video shoot prep, vehicle/pet handling, and what we will and won't move on the as-is clause.

Branding media — delivered as a private Pixieset gallery link. Your videos, headshots, and B-roll all live there. Galleries stay live for 90 days minimum, longer for retainer clients.

You get full usage rights for marketing the listing or building your personal brand. We retain copyright and the right to use the work in our portfolio and on social. If you need exclusive licensing, we'll write that into the contract.

All of Hampton Roads — Virginia Beach, Norfolk, Chesapeake, Suffolk, Portsmouth, Hampton, Newport News, Williamsburg. Anywhere within 30 miles of Virginia Beach is included in the base rate.

Yes. Outside of Hampton Roads, we charge a small travel fee for mileage and time. For projects in Richmond, Outer Banks, or DC metro, ask for a quote. For luxury work, we'll go anywhere the project warrants.

Yes — we're FAA Part 107 licensed. We check airspace restrictions before every shoot. Some properties near airports or military bases require an authorization request, which we handle. Just give us 48 hours of notice.

Photo — Sony A7S III and Canon RP. Video — Sony A7S III on gimbal. Drone — DJI Air 3. Lighting — full continuous LED kit. We invest in the tools because the work shows it.

Builders and developers — yes, often. New construction listings and builder portfolios are some of our best work. Other real-estate-adjacent categories — interior designers, architects — case by case. Outside that lane, we keep the focus tight.

We'll reschedule if the weather actively hurts the work — heavy rain, dangerous wind, no usable light. Light overcast or drizzle? We shoot. Indoor work continues regardless. Reschedules due to weather don't cost you anything.

Cancel 48+ hours before the shoot — full refund. Less than 48 hours — deposit retained. Same-day cancellation — full session fee. Reschedules with 24+ hour notice are free, no questions asked.
