How to prep.

The checklist that gets sharper photos and saves you re-trips.

Declutter every surface. Open all blinds. Turn on every light, including lamps. Move vehicles off the driveway and street. Contain pets. Hide trash bins, hoses, and toys. The cleaner the property, the faster we shoot — and the better it looks.

Inside

Clear all countertops — kitchen, bathrooms, dining tables, nightstands. Even toasters and coffee makers come off if you can.

Make every bed. Hide pet bowls, kid toys, personal photos, calendars, and refrigerator magnets. Wipe mirrors and stainless steel — smudges show up huge in HDR.

Open all blinds. Turn on every light, including lamps and accent lights. Replace burnt-out bulbs before we arrive.

Outside

Cars off the driveway and out of the front-of-property view. Coil hoses, hide trash bins, sweep the front porch.

Mow if it's been more than a week. Pool covers off if we're shooting twilight or aerial.

Pets

Contain or remove. Crate, garage, or out for the day — we shoot faster and the home looks empty, the way buyers want to see it.

What we won't move

Heavy furniture, anything fragile, anything outside the as-is clause. We'd rather skip a room that isn't ready than rearrange it and risk damage. If it's not staged, it's not in the shot — full stop.

Special prep for video

Everything above, plus: kill any ceiling fans (motion blur), turn off TVs (screen reflection), make sure HVAC is on but not running loud during the shoot if we're recording audio.

Special prep for twilight

All exterior and interior lights on (including hallway and bedroom lights) at sunset. Pool covers off, cars gone, landscape lighting on. We arrive 30 minutes before golden hour.

Drone

If drone is booked, no special prep needed from you — we handle FAA airspace clearance. If your property is near an airport or military base, give us 48 hours notice so we can file the authorization.
